Our Unique Approach To Property Management
Our Client Care Managers (CCMs), are available exclusively to clients of Rising Tide Investments. They act as your local eyes and ears for the properties you purchase out of state. They are available at an hourly rate, plus mileage and a $50 dollar bonus each time they lease out your property. Using the Client Care Manager in lieu of a traditional property manager can save you 40%-60%. This savings can make the difference between a property being cashflow positive or not.
Client Care Managers have duties similar to the traditional property manager. CCMs do all of the following and more…
- Completing the final walkthrough before close of escrow
- Placing rental advertisements online and in local papers
- Receive phone calls from prospective tenants
- Take rental applications and forward them to you
- Show the homes to qualified prospective tenants
- Coordinate the installation of blinds, Ceiling Fans, Garage Door Openers, Landscaping, Fences, Refrigerators, etc.
- Completing the Walk Through Form with tenants moving in or out
- Collect deposits and rents and get them to you
- Schedule repairs as needed
- Deal with collecting late rents, problems, and complaints
Rising Tide Investments intentionally limits the number of homes any one CCM can manage to keep the level of customer service high for our clients. They are available by phone, fax or email and adhere to strict guidelines of prompt response times.
The use of CCMs is elective. You may stick with traditional property management if you choose. However, when we ask investors what their biggest challenges have been in owning rental properties their unanimous response is poor property management.
